The commute is not a lending question

A lender does not consider your commute. You are qualified on income, credit, down payment and the property. Driving to Airdrie or into north Calgary changes nothing about your approval.
What it changes is the budget conversation, and that is the actual reason people buy here. The same money buys something different in Crossfield than it does in the city, and buying earlier means the mortgage starts paying itself down earlier. A firm pre-approved number is what turns that from a feeling into a comparison you can make.
Two rules built for you

You need to be at least 18, a Canadian citizen or permanent resident, and not have lived in a home you or your spouse owned in the current calendar year or the previous four, with an agreement signed on or after March 20, 2025. Ask your builder whether the price includes GST and who claims the rebate, because it changes the cash you need at closing.
What Alberta does not charge you
One quiet advantage that first-time buyers here rarely appreciate: Alberta has no land transfer tax. In several provinces a first-time buyer has to find several thousand dollars for that tax on closing day. Here there are land titles registration fees instead, and they are small.
Budget instead for legal fees, an appraisal where one is required, and the ordinary costs of moving in. It is a shorter list than it would be almost anywhere else in the country.
Where the down payment comes from
Savings, and three other routes worth knowing.
A First Home Savings Account lets you deduct contributions from your income the way an RRSP contribution works, and withdraw the money tax-free for a qualifying purchase. The Home Buyers’ Plan lets you draw from an RRSP and repay it over time. A gift from a family member is an accepted source with the right letter.
Every one of them has to be traceable before closing. Lenders want to see where the money came from and that it has been yours for a period, which is why this gets planned before an offer rather than during a condition period.
Get a real number before you look
An online calculator ignores property taxes, heating and the federal stress test. A properly underwritten pre-approval includes all three, sets a firm maximum price, and holds a rate for 90 to 120 days.
