What this website collects, and where it goes

Who I am

This website belongs to Jayden Backs Mortgage Solutions, the practice of Jayden Backs, a licensed mortgage broker with BRX Mortgage Inc., a licensed Alberta mortgage brokerage regulated by the Real Estate Council of Alberta.

The contact form

The forms on this site ask for your name and phone number, and on the contact page an optional email address and a description of what you need. Nothing else is required.

Your submission is emailed directly to me. It lands in my inbox at jayden@jaydenbacks.ca. It is not added to a marketing list, not sold, not traded, and not passed to any other broker, lender or company. It exists so I can get back to you about the thing you asked about.

Two ordinary pieces of plumbing sit between the form and my inbox, and it is fair that you know about them. The email is delivered by a third-party email service, and the form is protected against automated spam by Google reCAPTCHA, which means Google receives the usual technical signals it needs to tell a person from a bot. Your IP address is also checked briefly to stop one source from flooding the form. None of that is used to profile you or to advertise to you.

If you start a mortgage application

An application is a different thing from a contact form, and it does not happen on this website. Applications run through Finmo, the secure application platform used with my brokerage. When you start one you leave this site, and the information you enter there is handled under Finmo's own privacy policy and consent, which you are shown at the time.

Information you give me during an actual mortgage file is handled the way any regulated mortgage file is: it goes only to the lenders and insurers needed to place your mortgage, with your consent, and to my brokerage as the licensed party responsible for the file.

What the website collects on its own

Two things run in the background, and neither is advertising.

• Microsoft Clarity. This records anonymous session activity and produces heatmaps, so I can see which pages people actually read and where the site is confusing. It sets cookies and captures how a page is used rather than who is using it. It is a tool for making the site better, not for following you around the internet.
• Ordinary server logs. The site is hosted on Vercel, and like any web host it records technical details of requests, such as IP address, browser type and the page requested.

There are no advertising pixels on this site. Nothing here feeds a social media platform, an ad network, or a retargeting audience.

Cookies

The cookies on this site come from the two items above: Microsoft Clarity, and Google reCAPTCHA on the form. You can block or clear cookies in your browser at any time. Doing so may stop the form from submitting, because the spam protection needs to run.

What I never do

• Sell your personal information. Ever, to anyone.
• Share your details with another broker, lender or third party for their marketing.
• Add you to an email list because you filled in a form.
• Run advertising or retargeting trackers on this website.
• Pull your credit because you contacted me. Credit is only ever pulled later, with your explicit permission, when you decide to move forward.

How long information is kept

A contact form email stays in my inbox as long as it is useful for the conversation it started. If you ask me to delete your information, I will, and I will tell you when it is done.

Information that forms part of an actual mortgage file is different: my brokerage is required to keep mortgage records for a period set by Alberta's regulatory requirements, and those cannot be deleted on request while that obligation applies.

Your rights in Alberta

Alberta's Personal Information Protection Act gives you the right to ask what personal information an organization holds about you, to ask for it to be corrected if it is wrong, and to withdraw consent for its use. Email me at jayden@jaydenbacks.ca and I will respond personally.

If you are not satisfied with how I have handled a privacy question, you can contact the Office of the Information and Privacy Commissioner of Alberta, which oversees that Act.

Security

Form submissions travel over an encrypted connection, and the site itself stores nothing: there is no database of visitors behind it. No method of transmitting information over the internet is perfectly secure, so please do not send documents, account numbers or government identification through the contact form. When it is time for documents, I will send you a secure way to upload them.

Changes to this policy

If what the site does changes, this page changes with it, and the date at the top changes too.
