There is no official southwest Calgary house price, because the Calgary Real Estate Board does not report one. It divides the city into eight districts and the south-west is split between three of them, so any single southwest number you are shown has been assembled by whoever is showing it. What matters for your mortgage is a number for your street and your file, and that is what I will give you.
Why the quadrant does not have a price
Calgarians navigate by quadrant, so southwest Calgary is a real place in conversation. The board that publishes the market data does not measure it that way. Its eight districts are City Centre, North, North East, North West, West, South, South East, and East, and the south-west falls across West, South, and City Centre depending on which side of Glenmore Trail and Sarcee Trail you are on.
Practically, that means the communities out past Sarcee such as Aspen Woods, Signal Hill, and Springbank Hill are reported in West. Oakridge, Woodbine, and Evergreen are reported in South. Killarney, Altadore, and Lakeview sit in City Centre, which reaches much further southwest than the name suggests. The figure quoted on this page is the citywide detached benchmark, and it is labelled that way on purpose rather than dressed up as a southwest number.
An average across this quadrant describes almost nobody
The other reason to distrust a single southwest figure is the spread underneath it. This quadrant runs from detached homes above a million dollars in Aspen Woods to apartment condos well under three hundred thousand in Braeside, with everything in between. Averaging them produces a number that is true of no particular house.
That spread matters to your mortgage for one concrete reason: the down payment rules change at price thresholds. Under $500,000 the minimum is a flat 5 percent. Between $500,000 and $1.5 million it is tiered, 5 percent on the first $500,000 and 10 percent above it. At $1.5 million and up, mortgage default insurance is not available at all and 20 percent is the floor. Which of those three brackets you are shopping in is a far more useful thing to know than a quadrant average.
What actually decides your approval
Your income, your down payment, your debts, and an appraisal of one specific property. Never a district figure. What a pre-approval in Calgary does is turn those four things into a firm maximum price and hold a rate for 90 to 120 days, so you shop with a real number. The three brackets, with the arithmetic filled in
Since the price bracket is the thing that actually changes your requirements, here is what each one asks for.

Two notes that matter in this quadrant more than most. The insured ceiling moved to $1.5 million on December 15, 2024, which brought a slice of southwest Calgary back into insured territory that had been outside it. And first-time buyers can take a 30-year amortization on an insured mortgage, as can buyers of newly built homes, which is often what makes a payment work at these prices.
Above the insurance line
Once a purchase passes $1.5 million, the file changes character entirely.
There is no default insurance, so the mortgage is conventional and 20 percent is a floor rather than a target. The lender list narrows, because not every lender competes for larger balances, and the ones that do price them differently. Appraisals carry more weight, since high-value homes have fewer comparable sales and more variation in finish, so the spread between two appraisals of the same property is wider than it would be on a Woodbine bungalow.
None of that makes it difficult. It makes lender selection the whole job, which is the opposite of the assumption that a bigger mortgage means walking into a bigger bank.
Infills, and buying something that does not exist yet
Killarney, Altadore and the streets around them are full of infill construction, and an infill is not a resale purchase.
If you are buying from a small builder before completion, the deposit goes to the builder and counts toward your down payment rather than sitting on top of it, and your lender advances nothing until possession. A new home also attracts GST where a resale does not, and a first-time buyer can now recover up to $50,000 of it, in full where the home is valued at $1,000,000 or less and tapering to nothing at $1.5 million. Ask whether the quoted price is GST-included and who claims the rebate, because in this price range it changes the cash you need at closing by a meaningful amount. New build and construction mortgages covers how that differs from a custom build paid out in draws, which is a different product entirely.
Older character homes in the same communities sit at the other end of the range. Lenders vary in how they assess age, and an insurer will ask about the roof, the furnace, the electrical panel and the water line. Insurance has to be in place on closing day for the mortgage to fund, so an insurance quote in week one is worth more than any reassurance.
Reading the real numbers for your community
If you want a figure that means something, use the Calgary Real Estate Board’s community-level statistics rather than a district or quadrant average. It is the source worth trusting because it comes from the board that records the sales, and in this part of the city the spread inside a single district is enormous.
Then remember what an appraiser actually does: values your specific property from recent comparable sales close to it, adjusting for size, condition, lot and finish. A district average tells you about a market. It tells a lender almost nothing about your house.
Why the stress test matters more at these prices
The bracket sets your down payment. The stress test sets your maximum price, and in this quadrant the two pull against each other.
Every lender qualifies you at the greater of 5.25 percent or your contract rate plus two percentage points, and tests the result against two ratios: housing costs generally capped at 39 percent of gross household income, and all debt payments together at 44 percent. Property taxes and heating go inside that first ratio, and southwest property taxes on a larger home are not a rounding error.
The practical effect is that the price you can carry is set by a rate you are not paying, on a home whose running costs are higher than the average. That is why an online calculator overshoots by more here than almost anywhere else in the city, and why a properly underwritten pre-approval in Calgary is worth the hour it takes.
What to bring so the number is real
Which communities you are looking at, roughly what you earn and how it is paid, what you have for a down payment and where it is sitting, and any debts with their monthly payments. That is enough to tell you which of the three brackets you are actually shopping in and what it needs.

What it takes to buy in Southwest Calgary
The detached benchmark price in the City of Calgary as a whole was $743,900 in July 2026. The Calgary Real Estate Board publishes no separate figure for Southwest Calgary, so this is the closest published number and it describes the wider area rather than Southwest Calgary alone. At that price the smallest down payment the federal rules allow is $49,390, or 6.6% of the price, because the minimum is 5% on the first $500,000 and 10% on the portion above it.

The first three columns are arithmetic on the price and do not depend on any interest rate, so they are exact. The income column * does depend on a rate, and is calculated at a qualifying rate of 5.6%.
Income figures are illustrative and use a qualifying rate of 5.6%, an amortisation of 25 years, and typical Calgary property tax and heating costs. Under the federal stress test you must qualify at the greater of 5.25% or your own contract rate plus two percent, so your figure depends on the rate you actually get and on your other debts. These are a guide to the order of magnitude, not an approval. The stress test itself is set out by the Office of the Superintendent of Financial Institutions. In July 2026 the detached benchmark price across Calgary ranged from $490,200 in East to $1,003,800 in West, against $743,900 for the city as a whole. The minimum down payment is set by federal rule at 5% of the first $500,000 and 10% of the rest, so it follows the price.

What is the average house price in southwest Calgary?
