If you are shopping in Spruce Grove, get a pre-approval that has actually been underwritten before you write an offer. The one most buyers arrive with is a rate hold from a bank website, and it has verified nothing about them. Knowing the difference is the most useful thing I can tell a buyer on this side of Edmonton, and sorting it out costs nothing.

What an online pre-approval actually is

Fill in a bank’s form and you get a number and a held rate within a few minutes. Nobody has looked at your pay stubs. Nobody has confirmed where your down payment is coming from, or whether your credit file says what you think it says. The number is a calculator’s opinion of what you told it about yourself.

That is fine as a rough guide and close to useless as a negotiating position. The moment a seller compares two offers, or an underwriter reads the file properly, an unverified approval can move or evaporate. It is a soft number wearing a hard number’s clothes.

What a fully underwritten pre-approval does instead

A real pre-approval means your credit has been pulled, your income documents reviewed, and your down payment traced to its source before you go looking. What you get out of it is a firm maximum price, tested against the federal stress test, and a rate held for 90 to 120 days while you search. With your details in hand it is often ready inside 24 to 48 hours, and it costs you nothing.

It also surfaces problems while there is still time to fix them. A collections item nobody told you about. An employer group RRSP that turns out to be locked in. A down payment sitting in an account that cannot be traced cleanly. Each of those is a manageable inconvenience in month one and a lost home in week three. The full process is set out on the mortgage pre-approvals page.

The hold protects you in one direction only

A rate hold is insurance against rates rising while you shop. If the market moves up, you keep the held rate. If it moves down before you close, most lenders will give you the lower one, though the policy varies and it is worth having in writing rather than assuming. Either way, holding a rate is free, so there is no version of this where waiting is the smarter play.

The other half of protecting an approval is leaving your finances alone until the keys are in your hand. Your lender re-verifies income, employment, and debts shortly before funding. Financing a truck in the meantime is the classic way a buyer moves their own ratios after committing to a house. If something has to change, and sometimes it does, tell me first and we will work around it.

More home for your money still has to clear the ratios

Spruce Grove appeals to buyers because the same money tends to go further here than in the Edmonton core, and that is a real advantage. It is worth knowing that a lender does not count only your mortgage payment when it decides what you qualify for. Property taxes and heating costs go into the calculation too, which is why a larger home on a larger lot can qualify a little harder than the purchase price alone suggests.

That is not a reason to buy less house. It is a reason to have the number worked out properly rather than estimated, particularly if you are buying near the top of your range and commuting into Edmonton. If you run your own business or work on contract, the income side needs its own plan, which is what self-employed mortgages covers.

What happens on the first call

Twenty to thirty minutes, no credit check, nothing signed. Bring a rough sense of your income, your savings, and your debts, and you will leave with a realistic price range, a payment figure, and a clear next step. If you already own here and your term is coming up, the same call covers whether your renewal offer is worth taking. My Edmonton page covers the wider market Spruce Grove sits inside.

What it takes to buy in Spruce Grove

The single family benchmark price in the Greater Edmonton Area was $530,000 in June 2026. The REALTORS® Association of Edmonton publishes no separate figure for Spruce Grove, so this is the closest published number and it describes the wider area rather than Spruce Grove alone. At that price the smallest down payment the federal rules allow is $28,000, or 5.3% of the price, because the minimum is 5% on the first $500,000 and 10% on the portion above it.

20%$106,000Nonenot required at 20% down$424,000$93,000

Scroll the table sideways for every column.

The first three columns are arithmetic on the price and do not depend on any interest rate, so they are exact. The income column * does depend on a rate, and is calculated at a qualifying rate of 5.6%.

Income figures are illustrative and use a qualifying rate of 5.6%, an amortisation of 25 years, and typical Calgary property tax and heating costs. Under the federal stress test you must qualify at the greater of 5.25% or your own contract rate plus two percent, so your figure depends on the rate you actually get and on your other debts. These are a guide to the order of magnitude, not an approval. The stress test itself is set out by the Office of the Superintendent of Financial Institutions. Bring me your actual numbers and I will run the real one.

Mortgages in Spruce Grove: FAQs

What is the difference between a real pre-approval and an online one?

A real pre-approval is fully underwritten, meaning your credit has been pulled and your income and down payment documents have actually been reviewed. Most online bank pre-approvals are a rate hold attached to a calculator, with nothing verified, which is why some of them come apart once an offer is on the table.

How long does a pre-approval take, and how long does it last?

With your income details, down payment source, and a few basics, a pre-approval can often be ready in 24 to 48 hours. The rate hold that comes with it runs 90 to 120 days depending on the lender, and it can usually be refreshed if you are still looking when it expires.

If rates drop after my rate is held, am I stuck with the higher one?

In most cases no. A hold protects you against an increase, and most lenders will give you the lower rate if the market moves down before you close. Policies differ between lenders, so it is one of the things I confirm in writing rather than assume.

Can something break my pre-approval before closing?

Yes. Your lender verifies your income, your employment, and your debts again shortly before funding, so a new vehicle loan, a job change, or a fresh credit line can move your ratios after you have already committed. If something has to change, tell me before it happens and there is usually a way to plan around it.
