Two rules that work in your favour

A 30-year amortization. On an insured mortgage the amortization is normally capped at 25 years. First-time buyers are one of only two exceptions, so 30 years is available to you. It lowers the payment and increases the total interest, which makes it a cash flow tool rather than a saving. Used deliberately, with prepayment privileges to speed it up later, it is often what makes the first house work.

The GST rebate on a new build. Carstairs has new construction, and a new home attracts GST while a resale home does not. A first-time buyer can now recover up to $50,000 of that GST, in full on a home valued at $1,000,000 or less. You need to be at least 18, a Canadian citizen or permanent resident, and not have lived in a home you or your spouse owned in the current calendar year or the previous four, with the purchase agreement signed on or after March 20, 2025. Builders handle GST differently in their contracts, so ask whether the price is GST-included and who claims the rebate before you sign.

Where the down payment comes from

Savings are the obvious source and not the only one.

A First Home Savings Account lets you deduct contributions from your income the way an RRSP contribution works, then withdraw the money tax-free for a qualifying purchase. It does two jobs at once, which is why it is usually the first thing I point a first-time buyer at. The Home Buyers’ Plan lets you draw from an RRSP and repay it over time. A gift from a family member is an accepted source with the right letter.

All of them need to be visible and documented before closing, which is the part people leave too late. Lenders want to see where the money came from and that it has been yours for a period, so the time to plan this is before you make an offer.

Start with a real number, not an estimate

An online calculator gives you a number that ignores property taxes, heating and the federal stress test. A properly underwritten pre-approval does not.

It sets a firm maximum price, holds a rate for 90 to 120 days, and tells you what the monthly cost really is once taxes and heat are counted. In a town where inventory is limited, being able to write a credible offer quickly matters more than it does in a city with fifty comparable listings.
